Tenants

We placed “Tenants” at the top of the list of services we offer because in today’s market, tenant relations and retention are of utmost importance! In addition, we have an enhanced platform to attract national credit tenants along with regional and local businesses to fill any vacancies.

Financial

· Prepare annual budgets and monitor variances on a monthly basis

· Prepare multi-year cash flow projection incorporating the rent roll and future cash flow expenditures

· Prepare monthly Balance Sheet and Net Operating Income Statement

· Maintain general ledger and monthly reconciliations

· Collection of rent/receivables and payment of invoices

· Prepare and submit sales tax returns

· CAM reconciliation, allocation and billing

Administrative

· Administration of tenant leases and maintaining accurate rent roll

· Coordination, supervision and inspection of repairs and maintenance

· Maintain permanent records and reports

· Assist in ad valorem tax disputes, cost segregation programs and anything else that is required

Vendors

· Negotiate competitive pricing of service contracts

· Check references and ensure proper liability insurance is maintained

· Perform routine property inspections of vendor’s workmanship and risk assessments

Sales and Leasing

· Market your property for sale or lease

· Finding a suitable tenant or buyer from our extensive database and national network of fellow brokers will be utilized
